“Firstly, I can clearly state that exercising our Right to Manage was the best thing we have done for the management of the bock – ever!  We decide when things get done, we control the budget and ensure that jobs are done right first time.  On the (now rare) occasions where a contractor has to return to put things right, we make sure that we don’t get charged again for re-work.  An absentee leaseholder recently commented that “it now looks as if someone is taking an interest in running the block; it now looks loved instead of tired & slightly shabby”.   Secondly, we were delighted with the service provided by the Leasehold Advice Centre (LAC).  The steps to exercise the Right to Manage were clearly explained, our expectations of the timescales to achieve this were well managed, and LAC’s approach to Freshwaters and their solicitors was professional and very successful.  LAC also provided excellent advice, support and guidance in setting up the RTM Company and “getting started” generally. I can’t remember the exact fees, but I do clearly remember than everyone agreed that it was money very well spent.”

“The landlord had hired a management company to run the property, and everything they could legally charge us for, they did.  We decided to do something about it when, after charging us to put a "new" door handle on the communal door, my wife one day got trapped in the communal hallway; the new handle was in fact the old one just "fixed".  This was just one issue among many, I was to prove they had charged us for several other repairs they had either done unprofessionally, or not at all.  Whilst we dealt with the management company via the Leasehold Valuation Tribunal, we used The Leasehold Advice Centre to help us set up our own management company.  This would mean we wouldn't have to go through this process every few years when the landlord's management company gradually went back to their previous ways, not to mention saving us a small fortune.  The process of setting up a management company was way out of any of our (the flat owners) leagues, but with the expertise and knowledge of the Leasehold Advice Centre, we literally signed some forms (where we were told to), and they did the rest.  Then, in 2010, it was pointed out to me by one of the other flat owners, as we were now in the 80th year of our leases, that we would now have to pay a "marriage value" for each year past it we go if we were to sell.  Worst of all was that this "value" would go up exponentially every year.  We considered the option of just "burying our heads in the sand" and ignoring it, but then we found out that not only would this obviously decrease the value of the property, but also make it less likely that a bank would lend any potential buyers money for a property with such a short lease.  So we enlisted the LAC's services again.  Again, they pretty much took care of everything - contacting the landlord, dealing with emails between all the parties, organising a valuer, setting up the freehold company, then finally negotiating the price wanted by the landlord to two thirds of what they originally wanted. A highly recommended service,  Experts in their field”
